Creative Ways to Increase Your Home’s Value Before Selling.

Key Takeaways

Enhancing curb appeal creates a strong first impression.
  • Modernizing kitchens and bathrooms can yield high returns.
  • Energy-efficient upgrades attract eco-conscious buyers.
  • Decluttering and staging make spaces more inviting.
  • Smart home features add modern appeal.

If you want to maximize your home’s market value before listing, innovative improvements and targeted upgrades can make your property stand out among the competition. By taking inspiration from highly desirable markets, such as Bethesda, MD homes for sale, you can see that even modest investments—when thoughtfully executed—can yield substantial returns. Many homeowners worry that boosting value before selling requires expensive renovations, but often, it’s strategic tweaks and creative options that produce the best results with a limited budget. Planning ahead and prioritizing impactful changes can help you attract motivated buyers, speed up the selling process, and command a higher asking price. Knowing where to focus your efforts ensures you won’t waste money on updates with little return. Smart sellers recognize that strategic upgrades—from immaculate landscaping to cutting-edge home tech—can dramatically increase buyer interest and have a significant effect on the overall success of your sale. Taking these steps means you’re not just selling a house, but presenting what could become a future buyer’s dream home.

Enhance Curb Appeal

The exterior of your home often serves as its introduction to potential buyers, and as the saying goes, first impressions are everything. Enhancing curb appeal doesn’t always require a large budget—just a bit of creativity and an eye for detail. Manicured landscaping, colorful flowers, and clean walkways suggest to buyers that your home is well cared for inside and out. Addressing curb appeal boosts both the perceived and actual value of your home. In fact, studies show that increasing curb appeal can elevate a property’s value by up to 7%.
  • Landscaping: Trimmed bushes, fresh mulch, and vibrant seasonal plants help frame your home attractively. Consider tidying up garden beds, removing weeds, and adding new potted flowers near the entry to give your home fresh character. Repainting the shutters or updating the house numbers can have a surprisingly big impact with minimal cost. These simple landscaping upgrades can make your home look inviting and show buyers you’ve put care into maintaining the property.
  • Front Door Upgrade: A freshly painted or new door refines your home’s entrance, making it pop while giving buyers a sense of how the rest of the property is maintained. This change is more than just cosmetic—a high-quality front door replacement can recoup nearly all of its upfront cost at resale. Adding a modern door handle or installing a smart lock can also boost security and perceived value.

Modernize the Kitchen and Bathrooms

When potential buyers tour a house, kitchens and bathrooms are often the deciding factors between “just another home” and “the one.” Outdated features can deter interest, while contemporary, functional updates grab attention. You don’t necessarily need a full remodel. Sometimes, targeted improvements pay off more efficiently by updating the look and usability without the cost and time associated with a full renovation.
  • Kitchen: To immediately modernize the space, swap out old, tired appliances for sleek, energy-efficient models. If budget is a concern, consider refacing cabinets or installing new hardware for an instant refresh. Stone or solid-surface countertops and an updated backsplash can make your kitchen look brand new. Minor kitchen upgrades like these typically recoup about 81% of their cost at resale. Buyers are drawn to open, bright kitchens with on-trend but neutral finishes.
  • Bathrooms: Simple changes like upgrading vanities, refreshing faucets, and adding modern light fixtures go a long way. Brighter paint colors, new mirrors, and updated hardware make older bathrooms feel clean and welcoming. Even swapping out worn caulk and old shower curtains for new finishes or glass shower doors can greatly enhance appeal. Small investments in bathrooms can yield substantial emotional impact and further boost your return.

Implement Energy-Efficient Upgrades

Modern buyers are increasingly interested in homes with eco-friendly features that help them save money and reduce their environmental footprint. Energy-efficient upgrades not only provide immediate savings on utility bills, but they also make your home more attractive to a rising demographic of sustainability-minded buyers. Consider visible green improvements and ones that are easy to demonstrate, as these often have the greatest effect during showings.
  • Windows: Replacing dated windows with energy-efficient models helps insulate the home and can result in lower heating and cooling costs. New windows also provide sound dampening and improve overall comfort, which is a strong selling point. Highlighting insulated or double-paned windows can help buyers see long-term value and reduced utility costs.
  • Smart Thermostats: Installing a smart thermostat is a relatively inexpensive upgrade that allows homeowners or future buyers to control their home’s climate with precision. These devices often “learn” user patterns to save energy automatically. Buyers appreciate that smart thermostats manage comfort and convenience while lowering energy bills, adding an extra layer of appeal..

Declutter and Stage Your Home

Decluttering and thoughtful staging are among the most cost-effective strategies to boost your home’s appeal. An organized environment allows buyers to picture their own belongings in the space and helps every room appear larger and more functional. Staging draws attention to your home’s best features while minimizing potential distractions. Even minimal staging adjustments can impact how quickly your home sells and for how much.

  • Decluttering: Remove extra furniture, personal photos, stacks of paper, and excess knick-knacks. Pay special attention to closets, countertops, and other surfaces, keeping them as clear as possible. A tidy and depersonalized home feels spacious and move-in ready, inviting buyers to imagine how they’d use each space.
  • Staging: Whether you hire a professional stager or rearrange items yourself, the idea is to highlight your home’s strengths—like natural light, open spaces, or architectural features—while presenting a warm, welcoming environment. Consider fresh linens, neutral accents, and light scents to create a serene atmosphere. Research shows that staged homes often sell faster and for more money than their unstaged counterparts.

Incorporate Smart Home Features

Technology is transforming the way people live, and prospective buyers are often looking for homes that offer enhanced convenience, safety, and efficiency. By incorporating smart home features, you can differentiate your property in a crowded marketplace and appeal to tech-savvy buyers willing to pay a premium for modern amenities.

  • Smart Security Systems: Upgrading to a modern security system with wireless cameras, smart locks, and motion sensors adds peace of mind and can increase the perceived value of your home. Systems enabling remote smartphone monitoring are particularly appealing and tend to stand out in online listings.
  • Smart Lighting: Automated lighting that can be controlled by phone or voice, changes color and brightness, and boosts your home’s ambiance and energy efficiency. These features demonstrate modern living and offer practical day-to-day benefits, making your listing more memorable.

Focusing on these impactful upgrades when preparing to sell positions your home as a top contender in the marketplace. These improvements help buyers imagine a comfortable, high-quality life in your space, encouraging stronger offers and a faster sale. Combining visual charm with functional updates and integrated technology appeals to a broader range of buyers and ensures you’re maximizing your home’s sale potential.

Vista Land, Pioneering the Future of Real Estate in Mega Manila.

Mega Manila continues its rapid expansion with the emergence of new metropolitan centers, offering promising real estate opportunities for both local buyers and international investors. Cities such as San Jose del Monte in Bulacan, Caloocan in Metro Manila, and Antipolo, Rizal are at the forefront of this transformation, driven by infrastructure projects, appreciating property values, and visionary master planned developments. Leading the charge in shaping this emerging urban landscape is Vista Land, the Philippines’ leading integrated property developer, whose portfolio is redefining modern lifescapes and poised to become premier destinations.

Mega Manila, a hotbed for real estate investment
Mega Manila, a region that extends beyond the core of the National Capital Region, has become a focal point for real estate development. This headway is primarily fueled by ongoing improvements in regional transportation, including the construction of MRT Line 7, the extension of LRT Line 1, and the completion of new highways and bypass roads. These advancements have facilitated easier access to and from Metro Manila and surrounding areas and transformed peripheral cities into megacity hotspots, positioning them as attractive hubs for residential and commercial growth across Luzon.

For buyers and investors in San Jose del Monte, Caloocan, and Antipolo, these real estate options present compelling opportunities as they provide accessible points into the real estate market coupled with the potential for capital appreciation over time.

Additionally, the North-South Commuter Railway (NSCR) and the Southeast Metro Manila Expressway (C-6) will further enhance connectivity by linking Bulacan, Rizal, Manila, and Cavite, reducing traffic congestion in Metro Manila and offering more efficient routes.

One of the notable master planned developments in the city is Aspen, a 38-hectare mountain-town-inspired community that brings the elegance of alpine living to Bulacan. Caloocan: Emerging Urban Center in Northern Metro Manila
Caloocan is stepping up from a capital outpost to becoming one of the most favorable locations for real estate investment in Metro Manila, driven by its connectivity to the rest of the metro. As a result, the city is becoming desirable for enterprises and residents seeking modern conveniences with premium real estate options.

The Suites in North Commons is a series of mid-rise residential towers,
offering amenities catering to young professionals and families.

Strategically situated in the growing northern corridor of Metro Manila, North Commons is designed as a master planned development featuring condominium properties, retail establishments, co-working spaces, and resort-style amenities. 4 Things that will Uphold Homeownership.

Homeownership is an exciting and rewarding experience with a lot of responsibility. Whether you are a first-time homeowner or a long-time owner, it is important to make sure you are taking the necessary steps to maintain your home and remain a place of comfort and safety.

This post will explore tips and guidelines to help you uphold home ownership and make owning a home as easy and enjoyable as possible. Read on to learn more!

1) Schedule Regular Maintenance Appointments
Homeownership can be overwhelming, but having a regular maintenance schedule will make it easier to manage. Regular maintenance appointments are essential for keeping your home running smoothly and avoiding costly repairs down the line. You can schedule maintenance appointments regularly to ensure your home is safe and functioning properly.

The most important maintenance appointment to keep up with is your HVAC system. Ensuring that your air conditioning and heating systems are working properly will save you money in the long run. Make sure to replace filters regularly and schedule yearly inspections to catch any potential problems before they become serious. Additionally, scheduling regular appliance maintenance appointments will keep them running optimally for longer.

Having a reliable handyman or contractor can be beneficial for taking care of basic maintenance tasks around the house. It’s important to stay on top of things like roof repair, gutter cleaning,, countertops upgrades (you’ll have a better choice with OPPEIN calacatta quartz), gas and water pipes upgrades, and other small repairs.

Overall, home ownership requires dedication and vigilance to maintain its value and protect its integrity.

2) Do Your Research
It is important to do your research when it comes to home ownership. Knowing what you can and cannot do, understanding your local ordinances, and understanding the details of your homeowner’s insurance are all important components of being a successful homeowner.

You should understand all the rules and regulations of owning a home and the responsibilities of such a large investment. Take the time to read up on local zoning regulations, homeowner’s insurance policies, and other areas of home ownership that might be confusing or unclear.

Doing your research will help you stay informed and make more educated decisions about owning and maintaining a home. Additionally, it can give you peace of mind knowing that you are doing everything within your power to ensure a successful homeownership experience.

3) Have an Emergency Fund
An emergency fund is one of the most important steps to take regarding home ownership. When owning a home, unexpected repairs and maintenance costs can arise quickly. Without an emergency fund, homeowners can find themselves in a difficult situation. It is important to set aside an emergency fund to cover any unexpected costs to prevent this from happening.

It is recommended that homeowners set aside at least 3-6 months worth of living expenses in their emergency fund. This will ensure that you are covered in case of any unexpected costs. It is also important to make sure that your emergency fund is easily accessible in case of an emergency. Many financial institutions offer accounts that allow quick cash access when needed.

4) Invest in Good Insurance
Homeownership comes with many responsibilities, and one of the most important is making sure you have good insurance. Not only does this protect you from any damage to your property, but it also protects you from financial burdens. By investing in good insurance, you can rest assured that you’ll be protected in a natural disaster, accident, or other unexpected event.

When selecting an insurance policy, it’s important to research and choose a plan that will adequately cover your home. Consider how much coverage you need and what type of insurance best fits your needs and budget. You should also look into any discounts or incentives that may be available in your area.

It’s also important to regularly review your policy to ensure that it is up-to-date and covers the most recent changes in your home’s value. Additionally, if you make any improvements or upgrades to your home, you’ll want to make sure that they are reflected in the coverage provided by your insurance policy.

As seen on Mama Fairy and the Woodcutter (2019).

Conclusion
Owning a home is a great investment and a lot of hard work. Proper planning and preparation can make the process easier and more enjoyable. Following the tips outlined in this article, you can maintain your home ownership for years. Remember to schedule regular maintenance appointments, do your research, have an emergency fund, and invest in good insurance. These simple steps ensure that your home ownership experience is as easy and enjoyable as possible.

#LiveCleanLiveGreen at home for a Cleaner Future.

Kindness is a trait parents always try to instill in their children, kindness to people and animals, and of course, kindness to the environment. While we try to teach our kids the importance of recycling, reducing waste, and more, we also try to find affordable and accessible ways to extend eco-friendly habits to the products we buy.

Unilever, through its beloved homecare brands Breeze and Domex, empowers parents like you to #LiveCleanLiveGreen and pass on green habits to your kids. Under its Linis Pilipinas campaign, the company remains committed to create a Clean Future, by providing shoppers with good quality products that are good for the environment, as well as accessible ways to reduce, upcycle and recycle.

Starting with the large packs of Breeze and Domex, Unilever has started creating bottle packaging made from 100% recycled plastic, saving up to 19,000kg or 342,000 pieces of bottles from going into landfills or oceans that contribute to pollution annually. Moreover, Breeze Powder is formulated with EcoClean technology and does not contain any hard surfactant that can damage the environment.

To strengthen their commitment to reduce plastic waste, Unilever has also partnered with ThePlastic Flamingo (PLAF). A homegrown social enterprise that collects and upcycles plastic waste to create eco-lumbers and eco-boards, PLAF uses these to build furniture and shelters for communities in need. You can join in by dropping off your clean plastics at the Breeze and PLAF's collection point in UP Town Center.

Shoppers can also participate by purchasing the eco-friendly packed Breeze and Domex via the Linis Pilipinas Sale this coming October 22-24. Enjoy exclusive Buy 2-Take 1, eco bag giveaways and other discounts, deals, and gifts via Unilever Homecare’s official stores on Lazada and Shopee, or shop at any Robinsons Supermarkets, Puregold and Waltermart nationwide to take home a free eco bag when purchasing big packs. A portion of the proceeds during this sale period will be donated to PLAF to fund the collection and upcycling of 16,000 kg of plastic waste into eco-friendly furniture which will be donated to a beneficiary public school. Now, you can get huge savings while helping out the environment at the same time.

5 Things to Consider in Buying Your First Car.

Buying your first car can be very exciting - the thrill of stepping inside a showroom, inspecting the cars on display, going out for a test drive, closing the deal, and finally driving home with the car of your dreams. Sounds idyllic, right? But in reality, buying a car can be very overwhelming since it entails tons of financial responsibilities, as well as lots of paperwork.

For most people (and that includes me), a new car is the second most expensive item they will ever buy, aside from their home. Here in the Philippines, the retail price for a brand new regular sedan hovers around Php 681,000 - an amount accessible enough for the middle class. Of course, not everyone can cough up more than half a million pesos right away. As such, it is important to be fully prepared both mentally and financially, because buying a new car is not as simple as let's say, buying a new smartphone.

There are several things to consider when buying a car, whether it's brand new or second hand, and here are some of them:

Your Needs
So why exactly, do you need a car?

Kim Seon Ho in Start Up (2020).

Are you buying a car for the safety and convenience of your family so that they won't have to use public transport and avoid possible exposure to COVID? Or are you simply buying a car for long drives and weekend getaways? Do you need a posh-looking car for meeting with clients and executives? Or are you buying a car that can also be used for side hustles (think courier services and car trunk surprises)

As you evaluate your needs and your lifestyle, you will be able to pinpoint the car specifications that you need and which car model will suit you best.

Your Budget
Before you make a run for the showroom, you need to think long and hard if you can really afford to buy a (new) car.

Photo credit: Karolina Grabowska on Pexels.

As a rule, your car budget should be around 10% to 15% of your total monthly budget. This includes expenses such as car insurance, car maintenance, gas allowance, and parking and toll fees. Calculate your finances carefully, and look into car brands and models that will fit your budget.

Car Options
In this digital age, it is now easier to "shop around" for a car. With the wealth of information that the internet has to offer, you can easily compare and contrast car brands and models and narrow down the choices within your budget range.

Toyota Cars' virtual showroom.

Car dealerships and agents are now easier to contact too, thanks to messaging apps. You can ask multiple dealers to quote you prices without having to visit the showroom right away. Some of the leading car brands now have virtual showrooms which allow you to check out the latest vehicles right in the comforts of your home or office. How's that for some COVID-free car shopping?

Test Drive
Of course, nothing beats the experience of actually riding and driving the car that you've been eyeing and checking out its features firsthand. When you go out for a test drive, make sure to bring friends or family along so that you can also have a "feel" of the car from the backseat (comfort, leg space, cargo space, and the like). Pay attention to the small details such as the feel of the steering wheel, how comfortable the seats are, how the car feels when you make a turn, or how the brakes respond.

Jung Hae In in Something in the Rain (2018).

If your test drive does not live up to your expectations, don't be pressured into buying that particular car. Check out other brands or models that will still fit your budget rather than be stuck with a car that you're not satisfied with.

Financing Options
Now that you've decided as to which car you will buy, you now have two payment options - pay for it in full, or have it financed either by the bank or or the dealership itself.

If you're taking out a loan to finance your car, you need to consider these things - the loan amount (the price of the car), the loan term (the period of time that you have to pay the loan amount), and the annual percentage rate (the interest rate of your loan)

Photo credit: Erik McLean on Pexels.

To give you a clearer, more realistic picture of the amount that you'll be shelling out for your car, you can use the loan calculator at CarPaymentCalculator.net. With this calculator, you can get an accurate calculation of the loan amount, monthly payments, and interest rate. You can also compare multiple loan options to see which payment scheme fits your budget.

Keep in mind that a higher down payment can decrease your monthly payments, and while longer payment terms mean lower monthly payments, you may end up paying much, much more in total because of the interest rates.

Conclusion
Buying a car is no joke. It's a major purchase that requires careful planning, decision-making, and of course, a huge amount of money. Make sure you do your homework before you buy a car, and be ready for the responsibilities that come along with it.

Renting A Camper In Germany – The Benefits.

Are you the type of person who can come up with a plan on the heat of the moment and decide to go across the world, particularly in a camper home?

In this case, we are, of course, talking about a recreational vehicle. For a number of reasons, many people make decisions to acquire a recreational vehicle. It is possible to rent a vehicle if you are unable to purchase a vehicle outright.

Taking your time driving about and seeing new regions is a good option because you will be able to return the automobile to its original spot. Click on the link for more details https://rvfavorites.com/camper-trailer-rental/.

At some point in life, every person in the family may wish to accompany you on a journey. The only thing you have to do to avoid having to pay for flight tickets or bus expenses is to split the cost of gasoline and enable everyone to board the recreational vehicle. Actually, because it contains everything you might possibly need while traveling, vehicles like that are frequently referred to as "homes on wheels" or "mobile living quarters."

In addition to having a place to sleep, you also have a small kitchen in which to make meals, a bathroom in which to use and shower, as well as a range of cupboards in which to keep a variety of belongings.

Taking advantage of the many benefits of hiring a recreational vehicle is a wise decision. Here are a few illustrations of what I mean:

Inside a camper van.

Discover the flexibility that comes with living a nomadic lifestyle
Getting a sense for the RV lifestyle by renting is a fantastic alternative since it allows you to learn about all of the many parts of it, from driving to maintenance, without needing to make any financial commitments. As a result of the significant differences between RVing and tent camping, it is essential that you obtain some practical experience before starting on a long-distance journey. Read about all of the benefits here.

Kim Ji Won and Ji Chang Wook in Lovestruck in the City (2020).

Socialization
Having your complete family, as well as a few guests in attendance, is something you're planning on doing at the occasion. For a group of friends, being able to spend quality time together while camping in an RV is a terrific opportunity to reconnect. Even though it needs far less effort than setting up a huge number of tent campsites, it accomplishes so while still offering creature comforts for all of the participants. This also has the added benefit of being substantially less expensive than renting a vacation property during the summer. A recreational vehicle or a camper home is highly suggested for anyone who like stargazing at night, cooking over an open fire, and generally having new and interesting adventures with their friends or family.

J-Hope and a camper van. :)

Live life as a camper
If you decide to rent a camper in Germany for your camping vacation, you and your family will have the opportunity to explore an entirely new world of possibilities. This is something that everyone longs for. It is feasible to try with other sorts of campers, including a fifth wheel or a motorhome, in order to assess whether or not it works.

A great number of people like camping because it helps them to feel more adventurous and immersed in nature than they would otherwise be able to achieve. You, too, may take pleasure in the great outdoors!

Due to the fact that you will be able to sleep peacefully on the bed that comes with an RV, you will not need to acquire a tent. When traveling in an RV, you have the opportunity to learn as much as possible about yourself while also putting your camping skills to the test. Regardless of where you go, staying in a hotel room may quickly become monotonous and expensive due to the uniformity of the experience.

Renting an RV and discovering new regions is always the greatest option if you want to have a more amazing trip that you will remember for a lifetime of memories. As long as you have a camper van at your disposal, regardless of what anyone else tells you, you have everything you could ever want.

Protect Lives and Livelihood with These Easy Fire Prevention Tips and with Cebuana Lhuillier ProtectMax.

In the first two months of 2022 alone, the Bureau of Fire Protection (BFP) announced that fire incidents have already increased by almost 13% compared to the same period last year. In addition, back in 2020, data from BFP also showed that open flame due to torch, unattended cooking, and electrical connections are the main causes of fire accidents.

Like other threats and risks of loss in any unfortunate events such as natural calamities, impacts due to fire and negligence mishaps, thousands of lives and millions up to billions worth of properties are being lost every year, and the need for a financial tool arises to make financial impacts less severe.

“Damage caused by fire is insurmountable. It affects the lives and livelihood of many Filipinos, regardless of their economic status in life. Unfortunately, our kababayans in the marginalized sector can experience bigger risk and more profound impact. Backed by our commitment for financial inclusion, we also want common Filipinos to be able to afford protection and security as a part of their financial plan. It is crucial that they have access to basic security requirements to cushion the blow of disasters that may happen,” Cebuana Lhuillier CEO and President, Jean Henri Lhuillier said.

As the country observes the annual Fire Prevention Month, here are some tips from the BFP to make sure that your house is safe from fire:

1. Unplug appliances when they are not in use
Unplugging items when not in use not only reduces your electricity consumption but also cuts down the chances of a fire. Excessive electricity flowing through appliances like TV sets, computers, and a lot more – or a possibility of power surge can be a source of conflagration. Make sure to always unplug your appliances when leaving the house.

2. Never leave flames or heated appliances unattended
Always be cautious of any excessive flames that you may use like lighting candles or cooking. Always keep an eye and one step ahead if anything goes wrong. Much better if you can install fire alarms or have fire extinguishers ready, nearby.

3. Keep flammable items away from things that can be a source of fire
Proper storage of different items and supplies can prevent a fire incident. Ensuring that flammable items are stored in the right place and are far away from a source of heat, can save you from a possible accident.

4. Declutter
Too many things cluttered in an area can give fire plenty of space to spread faster. By decluttering certain areas in your home, you’ll be able to minimize the risk of spreading fire, minimize your loss, and save your home in the event of a fire.

5. Check your electrical wirings regularly
Pay close attention to any visible faulty wirings. This can damage your appliances that can eventually lead to a fire incident.

Always remember that prevention is always better than cure. Knowing these fire prevention tips could save you and others from a devastating event.

Stop renting, start owning now! | 5 things to consider before moving to your own home.

Many Filipino families start renting a space before moving into a more permanent address, thinking that this is the most cost-effective way. However, in many instances, investing in a home is actually more economical in the long run. Instead of having your hard-earned money going to rent, it is much better to invest in a real estate property, the value of which rises year after year as your family grows. More importantly, your home would be in your name.

“Moving to a home of your own is a big step for every family. A lot has to be considered from location to financing among others. This is why we, at RLC Residences, commit to providing home solutions that are dedicated to addressing the urgent and long-term needs of a modern Filipino family,” said RLC Residences Marketing Head Karen Cesario.

RLC Residences has rounded up a list of things to consider when making the shift from renting to moving to your own home:

RLC Residences.

1. Location
Most of the time, people rent because they want more affordable access to the city where offices, schools, malls, hospitals, and other essential establishments are located. Amid the new normal, being able to walk or bike to the places you need to go to is now also a main consideration. Most of these qualities are available on properties situated in key locations such as RLC Residences’ The Trion Towers in Taguig, The Radiance Manila Bay in Pasay, and The Magnolia Residences in Quezon City.

2. Availability
Availability of the unit is crucial for current renters, which is also an advantage RFO units offer. Once paperwork and requirements are complete, you can move in immediately and settle into your own home. So if you’re ready to shift from renting to owning your place that you want to use right away, check out available one to three-bedroom flats in The Trion Towers, studio to two-bedroom homes at The Radiance Manila Bay, and one-bedroom RFO units at The Magnolia Residences.

3. Amenities
Amenities are one of the things that hook buyers into investing in a home. And rightly so. With people spending more time at home, it’s important to be able to use the gym, the pool, or function rooms when the need arises or at the homeowners’ most convenient time. With RFO units, these amenities are ready to use upon move-in. No waiting required. Plus, there’s no need to spend more on memberships outside because you can use these amenities for a minimal fee or none at all.

For example, at The Trion Towers, you can use its 32 wellness and recreational amenities such as the outdoor and indoor pools, the kiddie play areas, gym and yoga, and pilates rooms. At The Radiance Manila Bay, its outdoor pool area is ready for you should you need to unwind, while its videoke room and private theater are bookable for some family bonding. On the other hand, The Magnolia Residences’ amenities such as lounge areas, yoga rooms, function halls, and outdoor pool and play areas are also ready to use once you move in to your home.

4. Security
Beyond the actual unit, homeowners must also think about how the property is protected. More importantly, how your family is safe and secure within the walls of your home. RLC Residences’ RFO properties, for example, have CCTV cameras installed around the premises. These are complemented with a team of security guards–on duty 24/7–who man the gates and roam the premises for maximum protection. Having a friendly and smiling face at the front desk, ready to be of assistance to homeowners, is also a big plus.

Knowing that your loved ones live in a safe neighborhood with people and technology looking out for them results in peace of mind and a sense of security.

5. Investment
Buying a home is probably the biggest purchase one can make in a lifetime. This is why it’s all the more important to find one that is worth your hard-earned money. What’s good with RFO properties is that you can literally check every inch of the unit before making the purchase, instead of basing a purchase off a model unit.

Additionally, promos and discounts are every homebuyer’s friend. For its RFO properties, RLC Residences gives a 10% discount on all units of The Trion Towers and The Magnolia Residences, while future homeowners can enjoy as much as 30% markdown on selected units in The Radiance Manila Bay.

“Moving into a home you can finally call your own after all the hustle and hard work is a milestone like no other. We are truly grateful here at RLC Residences that we get to help in realizing that dream,” shared Cesario.
